The Oaklands have 10 properties that back up to the Sauls Ranch as our HOA has 52 properties. The Oaklands residents are wanting to combine efforts to negotiate with the City, County, and Development Company. The Board of Directors of Oak Creek Homeowners Association has reviewed the 2022 budget and expenses and determined that there will be an increase in assessment fees in 2022. The monthly assessment for 2022 will increase by $1.40. The new monthly rate effective January 1st will be $29.40. The increase is necessary as the cost to maintain Oak Creek has continued to increase over the years. Add in the current rate of inflation; the cost of labor, supplies and gas are being passed on to the Oak Creek Association by our vendors as I am sure you are experiencing the same in your daily lives. Statements will be mailed to all owners. If you do not receive your statement by December 15th, please contact our office immediately. Please make checks payable to Oak Creek HOA, and mail to the address listed on the statement. Include your account number on the check to ensure timely and accurate posting. You can also elect to make your payment online by visiting www.cmaaustin.com. Please note that there is a fee for using the online payment option. Owners currently enrolled in automatic draft payments will continue to be drafted monthly. If you are using other methods of payment, please ensure you update your banking, credit card and bill pay to reflect the increased amount. For information regarding automatic draft payments, please contact our office at frontdesk@cmaaustin.com. We encourage all owners sign up for automatic draft or place your payments on bill pay as any delinquent owner will be assessed a $20 processing fee for any certified mailings related to delinquent balances. I just heard from the Oak Creek gate vendor, they have been working diligently all day today to re-wire the gates. I am happy to report that the gate in the breezeway is operational which allows us to re-open the pool.The vendor will continue to work to get the gate adjacent to the parking lot working as well. Good afternoon, After multiple complaints regarding stop sign compliance at the intersection of Oaklands Drive and Clearwater Drive, the Transportation Department collected traffic data at that intersection to determine if the current controls are appropriate. The data was compared to the State and federal MUTCD guidelines for the installation of multi-way stop controls. Based on the data collected, the intersection is well below the minimum volume characteristics to justify an all-way stop at the location. The traffic volumes are less than half of the entering volume recommended by the warrant criteria. Further, the volumes demonstrate a 70/30 percentage split between the major and minor street volumes - typically all-way stops work best when volumes from the major street and minor street approaches are roughly equal or below a 60/40 split. There does not appear to be any evidence of a collision pattern at the intersection and the location is not under consideration for a traffic signal. Therefore, Oaklands Drive at Clearwater Drive does not meet the minimum requirements for a multi-way stop. Based on this analysis, the Transportation department plans to schedule the removal of the stop signs on Oaklands Drive in mid-July and leave the intersection as a two-way stop with Clearwater Drive stopping to through traffic on Oaklands Drive. This change will be accompanied by new signage on Clearwater indicating cross traffic does not stop, and message boards for a minimum of two weeks advising residents and visitors to the neighborhood of the new traffic pattern. As with any change of this nature to controls at an intersection that have been in place for a significant amount of time – roadway users should exercise extra caution as motorists adjust to the change in conditions. Main St, Round Rock, TX. 78664 The pool is closed due to the wiring to the gates were fried during the electrical storm earlier this week. This has caused the card reader to not function. We have contracted with a third party company to pull new wire for the company that installed and maintains the gate system. Unfortunately this contractor like many others are backed up. Their first availability to complete the work is next Tuesday. Once the new wiring is pulled, our gate security company can install new card readers and get the gates working properly. Sorry for the inconvenience.
Hi Oak Creek neighbors,
We have had reports today that the access gate for the pool was not working. The gate vendor arrived a short time ago and assessed the damage; it was identified as a wiring issue that he feels was related to the lightning storm we had last night. We are diligently working to address the damages and will notify you once the gate is fully functional and the pool is re-open.
